Darien, Georgia · McIntosh County
A front porch, a short walk
to town, and neighbors
who know your name.
New steel-framed cottages on the bluff in historic Darien. Eight floor plans, 792 to 1,760 square feet, starting at $231,264.
Phase 1 homes under construction now. First deliveries targeted for fall.
Three reasons people are
buying here.
Darien has been a working river town for 287 years. This is a real neighborhood in it, not a resort dropped beside it.
Neighbors, not just houses
Cottages sit close, porches face the street, and the walk to a neighbor's steps is short on purpose. People who move here want to know the folks next door.
Front porches on every plan
Year-round residents, not a rental community
Golf cart or walking distance to downtown Darien
Courtyard greens and gathering space in the site plan
Built out of steel, on a coast that eats wood
Every cottage is framed in G-90 galvanized steel and topped with a 26-gauge galvalume steel roof. Rot, mold, and termites have nothing to work with.

No bridge traffic and no parking hassle
Low-maintenance exteriors and small, usable yards
Where this community
actually stands today.
Most new communities show you a rendering and let you assume it is built. Here is the real order of things, in plain language, so you know exactly what you are buying into and when.
Homes going up
Cottages are under construction on Lantern Post Way, Kit Jones Alley, Yellow Pine Alley, and Warbler Way. First deliveries are targeted for this fall.
Homes, streets, green space
Forty homesites, eight floor plans, and the preserved land. Pickleball courts and walking trails are part of the Phase 1 scope and are not built yet.
Pool and gathering room
A pool and a simple gathering room with a small kitchen. Targeted for next summer. That is a target, not a promise.
Day dock
A day dock is planned, pending state approval, roughly three years out. Approval is not secured and we will not tell you otherwise.
Amenities are planned for future phases and are subject to change, approval, and timing. Not currently available.
Eight cottages. Pick the one
that fits your life.
Two plans are single level with no stairs at all. The rest put a bedroom on the main floor and the guests upstairs.
Phase 1 pricing reflects the initial release and is subject to change. Square footage is approximate.

You are close to
everything worth
driving to.
Downtown Darien is a golf cart ride away. Shrimp boats, the Altamaha River, a handful of good restaurants, the library, and the county seat. The islands are a short drive when you want a beach day, and you come home to a town that stays quiet after Labor Day.
